Morningstar Credit Analytics Launches AI Access to CRE Surveillance and CMBS Analytics

Morningstar Credit Analytics introduced an innovative AI integration for its licensed platform users today. This update allows clients to access institutional commercial real estate and commercial mortgage-backed securities data directly inside Anthropic’s Claude. The subsidiary of Morningstar, Inc., utilizes the Model Context Protocol to power this connection. Analysts can now query live loan-level data and deal-level data using natural language questions. This tool smoothly brings institutional credit intelligence into existing research workflows. Furthermore, the system successfully preserves all existing data governance and entitlement controls.

“Credit analysis has always depended on trusted data and analytical rigor. What’s changing is the speed and accessibility of that analysis,” said Brian Grow, president of Morningstar Credit Analytics. “By connecting our CRE and CMBS intelligence to AI tools like Claude, we can bring institutional credit intelligence directly into workflows. This is not a chatbot layered onto financial services. It’s about delivering credit insights while maintaining transparency, governance, and control.”

Advanced Institutional Credit Surveillance Use Cases

The new integration gives professionals direct access to critical monthly surveillance data. Users can evaluate CMBS loan performance and pool composition across conduit, SASB, CRE CLO, and agency structures. Licensed professionals can seamlessly check delinquency status, watchlist activity, and special servicing flags inside Claude. Additionally, analysts can retrieve tranche-level analytics without leaving their primary AI applications.

Connecting compatible AI applications requires zero custom engineering effort from clients. Users simply connect their Claude instance to the server to begin querying data immediately. Because the architecture relies on an open standard, clients gain easier future interoperability.

This launch fits into a broader strategy to serve as the core intelligence layer for investing. Morningstar and PitchBook previously introduced similar integrations across OpenAI, Anthropic, Perplexity, and Microsoft. The company will demonstrate this Claude integration at the upcoming CREFC Annual Conference in New York on June 8-10, 2026.
